Single and double-storey rear, side return, wrap-around. Structural alterations, internal remodelling, knock-throughs and full refits. We know how to tie new work into existing stonework or brick, keep the building watertight while we go, and let you live on site while we do it.
Scope scales with the project, but these four areas are the spine of any extensions & alterations engagement with Honeyman.
Rear extensions tied properly into the existing build, with brickwork or stone coursed to match the original. RSJ installation under building control sign-off.
Tight side-return projects that open up ground-floor flow without losing garden, plus full wrap-around extensions for kitchen-diner footprint.
Load-bearing wall removals, RSJ installation, lintels and pad-stones, all under building control with the structural engineer's calcs filed.
Full first-floor reworks, en-suites carved in, staircase relocations. We sequence the work so you keep a habitable zone while we build out the rest.
Often yes. We zone the work so one floor or wing stays habitable with sheeted-off site protection, dust seals and a separate site WC. We'll be honest at quote stage if it isn't practical for your scope.
Yes. We work with your architect on planning submissions and run the building control side ourselves once the consent is in. Where there's no architect engaged, we can introduce you to local practices we trust.
Yes. We pull a sample, source matching brick or stone, and lay to the same bond and coursing. On listed or sensitive jobs we'll mortar-match to keep conservation officers happy.
Yes. Kitchen and bathroom installations are sequenced alongside the build so the fitters arrive to the conditions they need, rather than waiting on someone else's programme.
Honeyman covers Rochdale, Greater Manchester and the South Pennines as a matter of course. Travel beyond on negotiation.
